Checks Getting a New Tenant? Are they criminals, theives or professional tenants? Check the Criminal Registry If you're a property manager and you're looking for a new tenant? There are probably several things you check out. You might ask them for references, for a credit check, or even a deposit. One thing a lot of property managers don't check is a potential tenant's background. It's important to know who you're going to have living in your home, apartments, etc. You want to make sure that you're not putting other tenants at risk, or that you're not at risk yourself. There are so many convicted criminals that are able to sneak right by people today that you need to protect yourself and other tenants. While you may think that a background check involves some expensive and lengthy process, it's really just as simple as having a bit of information and going online. There are websites available today that allow you to type in just a name, or whatever information you have and you can instantly have access to all types of records from the past of your potential tenant. You can find several things out, including: Criminal Records - You are able to find out if your potential tenant has ever been arrested or convicted of a misdemeanor or felony. You will have access to the criminal past they are trying to hide from others. If you have multiple tenants, such as in an apartment complex, you want to make sure that your other tenants and their children and families are safe. Past Addresses - You are able to find out the address history of your potential tenant. Normally you can find their address history for 20 years in the past. This will help you realize if the potential tenant is responsible or not. If they have lived in 30 different places, there is cause to wonder why. Have they been unable to pay the bills? Perhaps they have a job that requires them to move often. It's better to check and find out. Bankruptcies - You can also find out if the individual has ever filed for bankruptcy. This will help you determine whether he or she is a risk or will be a great tenant. Keeping your business in mind when you're allowing someone to move in is important. If he or she has filed bankruptcy, they might be a risk to you. These websites are very helpful to property managers and landlords everywhere. It is your responsibility to make sure that you are not exposing your other tenants to someone who might be dangerous or who shouldn't be around children. By simply taking some of the information from the rental application that the potential tenant has filled out, you can spend a few minutes and make sure that it's safe to allow them to move in. You will be glad that you checked, and will feel like you have put your other tenant's safety in mind before anything else. That is a great quality to have in a landlord or property manager.
